House prices across Hertfordshire’s commuter towns are rising, with homeowners in Cuffley, Hertford, and Cheshunt enjoying renewed confidence in the local property market. East Hertfordshire saw average house prices reach £445,000 in June 2025, up 5.4% compared to June 2024. The average price climbed to £450,000 for those relying on a mortgage, marking a 5.5% year-on-year rise. 

In Hertfordshire county, the average property now stands at £531k, placing the county third in price ranking among England and Wales. Meanwhile, listing data shows that the average asking price has risen by 6–6.8% over the past six months.

Hertford: In the SG13 8 area, average prices per square metre have increased by 1.0% over the year, although real (inflation-adjusted) growth is slightly negative (−2.8%). The steady nominal rise reflects growing activity and renewed buyer confidence. 

Cheshunt: Recent figures show the average sold price over the last 12 months at around £411,482, although this marks a modest dip of 

approximately 3% from the previous year and 4% down on the 2022 peak of £427,102. Some earlier data indicated a 10% rise in prices over a similar period, suggesting short-term variability but sustained overall demand.
